G3 - Grounded, Horfield, Bristol


dza were commissioned by Cafe Grounded a new planning and building regulations application for this site. The site consisted of a car showroom with accommodation above and a yard to the rear. An existing permission was in place for conversion of the ground floor showroom to 3 retail units with seven new flats, both above and to the rear. Cafe Grounded asked us to re-assess the approval. The consented scheme now incorporates the cafe and all of its ancillary requirements together with front of house outside seating; 2 new larger apartments above and 2 new apartments above the cafe kitchens to the rear. The scheme approved and now open is considered to have a higher value than the previous approval.
